Policies

Nobody wants to be regulated by too many rules, but to keep our units safe, clean and enjoyable for all of our guests, we ask you to respect our rules and to please take extra care in helping to keep our properties in good condition.

Each unit has a limitation on occupancy. The guest initial reservation for occupancy is calculated at the time the request is made. Exceeding limits will result in extra per person daily charges which will be collected at check in. Occupancy will be denied for exceeding the limits allowed for the unit.

Check in is at 4:00 p.m. Early check in is fine when the unit is cleaned and ready.
Check out is by 11:00 a.m. Late check out is fine when the unit is not rented on the date of your departure.

NO SMOKING – NO PETS: Violations will result in a $500.00 additional cleaning fee per occurrence. NO open flame candles allowed.

Inappropriate behavior such as loud and/or vulgar language and/or drunkenness is strictly prohibited. Guests evicted for violating property rules will forfeit the funds paid for the reservation. Respect your neighbors; they reside on or near the premises and work normal business hours. No parties or gatherings are allowed that would disturb neighbors or violate governmental ordinances. Please observe voice levels while walking in common areas. Limit the TV sound and conversation to a reasonable level when inside the unit. While we fully expect our tenants to enjoy company of guests, our units are not rented out for parties nor can they be used as a place of commerce. Large numbers of people coming and going from the unit and/or excessive noise may be grounds for termination of your rental after warnings are given.

All units are fully furnished and kitchens fully equipped. All linens including sheets and towels are provided for your stay. A starter supply of paper, soaps, and cleaners are provided. Laundry facilities are on-site and available for your use. As you use up what is supplied, you will be required to restock the item for your use.
Conserve shared resources. Please turn off lights, televisions, etc. when not in use. Let us know if any of the plumbing needs attention. Water is becoming less available, even in the Northwest. Keep doors locked when out of the property.

Do not intentionally destroy, deface, impair or remove any part of the property, equipment, furniture or furnishings.

Downtown Seattle units lost key and fob charge is $250.00

There is no telephone service at any of the units. A detailed instruction sheet is provided at check in which includes the wireless password and other relevant information that will be helpful for your stay.

Owners do not assume any liability for loss, damage or injury to guests, their invitees or their personal property. We do not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, electricity, internet, or plumbing, nor will we accept liability for any loss or damage caused by guests negligent or intentional conduct, weather conditions, natural disasters, acts of god, changes in city, county, state or federal regulations, or other reasons beyond our control.

A 50% deposit is collected at time of rental with the balance due 30 days from your arrival date. We do accept cash, checks, visa and mastercard.

CANCELLATIONS POLICY:

If you made your reservation through a third party online website, then proceed to that specific website to process your cancellation. We adhere to the cancellation policy of the website that the reservation is made. In general and for all reservations made directly, the following policy applies:

  • 60 days or more prior to your date of arrival: a 100% refund.
  • 30 – 59 days prior to date of reservation: no deposit refund.
  • 0 – 29 days prior to date of reservation: No refunds.
